Acceptance of terms
By accessing or using duckriverhomebuyers.com(the “Site”), operated by Duck River Home Buyers (sole proprietorship in Tennessee), you agree to be bound by these Terms of Service (“Terms”). If you do not agree, do not use the Site.
What we do
Duck River Home Buyers markets cash home-buying services in Bedford County and surrounding counties in middle Tennessee. We collect inquiries from property owners interested in selling, and we may either present a cash offer ourselves or refer your inquiry to a third-party real estate investor or wholesale buyer.
No binding offers via the Site
Any pricing estimates, offer ranges, or valuations presented on the Site or in communications with us are non-binding marketing information only. A binding offer to purchase your property can only arise from a signed written purchase agreement between you and a named buyer. Nothing on the Site constitutes a real estate appraisal, legal advice, tax advice, or financial advice.
No agency or representation
Duck River Home Buyersis not acting as your real estate agent, broker, attorney, or fiduciary. We are a buyer (or buyer’s marketing arm). You are encouraged to consult with independent professionals — including a real estate attorney, tax advisor, or licensed real estate broker — before signing any agreement to sell your property.
Your obligations
You agree that:
- Information you submit is accurate and provided in good faith
- You are the property owner, an authorized agent of the owner, or otherwise have authority to inquire about the sale of the property
- You will not use the Site for any unlawful purpose or in a way that interferes with its operation
Intellectual property
All content on the Site — including text, graphics, logos, and code — is owned by Duck River Home Buyers or its licensors and protected by applicable intellectual property laws. You may not copy, reproduce, or distribute Site content without our prior written permission, except for personal, non-commercial use.
Third-party content and links
The Site may contain links to third-party websites or reference third-party services. We are not responsible for the content, accuracy, or practices of those third parties.
Disclaimer of warranties

Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, DUCK RIVER HOME BUYERS AND ITS OPERATOR SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE SITE. OUR AGGREGATE LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR YOUR USE OF THE SITE SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100.00).
Indemnification
You agree to indemnify and hold harmless Duck River Home Buyersand its operator from any claims, damages, or expenses (including reasonable attorneys’ fees) arising from your breach of these Terms or your misuse of the Site.
Governing law and dispute resolution
These Terms are governed by the laws of the State of Tennessee, without regard to its conflict of laws principles. Any dispute arising from these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Bedford County, Tennessee, and you consent to the personal jurisdiction of those courts.
Changes to these terms
We may update these Terms from time to time. The “Last updated” date at the top of this page reflects when we last revised them. Continued use of the Site after changes constitutes acceptance of the revised Terms.
