We Walk Through Your Real Options
After we understand your situation, we'll walk through what each path actually looks like for your specific property. That means listing with an agent (gross price minus commissions, repairs, holding costs, and deal-fall-through risk), selling yourself as FSBO (highest net if it works, but most sellers underestimate the effort), and a cash sale via our buyer partner (lower price, but certain, fast, and as-is).
We'll tell you honestly which one makes the most sense. Sometimes that's the cash sale. Sometimes it isn't. If listing with a Realtor would net you more after everything comes out, we'll tell you that — and we won't try to talk you out of it.

If a Cash Sale Fits, We Connect You With Our Buyer Partner
We work exclusively with one vetted Bedford County cash buyer. If the cash sale path makes sense for your situation, we make the introduction. From that point, you deal directly with the buyer — they'll research the property, come back with a cash offer (typically within 24 hours), and if the number works for you, they set a closing date at a local title company.
The buyer covers closing costs. There are no fees charged to you through Duck River. The process from offer acceptance to closing typically runs 7–21 days, depending on title and your timeline.

How We Get Paid
Duck River Home Buyers is free to use for sellers. We do not charge any fees, commissions, or closing costs to the homeowners we work with.
When we connect a seller with our buyer partner and a transaction closes, the buyer partner pays us a referral fee. That fee comes out of the buyer’s side of the transaction — not yours. We disclose this upfront because we think you should know how any service you use makes money before you use it.
This structure also means our interests are aligned with yours in one specific way: we only get paid if the cash sale actually closes. We have no incentive to push you toward a cash sale that isn’t right for your situation — if the deal doesn’t close, neither of us benefits. If listing with an agent would net you more, we’ll say so.
